How much does it currently cost to build a sustainable home?
What do we mean by a sustainable home?
A sustainable home is about more than just solar panels and insulation. It is about the bigger picture: a home that is energy efficient, built with circular or bio based materials, and constructed efficiently with as little waste as possible. Sustainability therefore starts right at the drawing board.

Square metre price: why the entire sector uses it
Rather than talking about the total price of a home, the construction industry generally works with a price per square metre. This makes it easier to compare different homes, each with their own size, layout and level of finish. In a way, it is a ‘reference price’ per m² that helps you make informed choices and estimate your budget accurately.

What determines the square metre price of sustainable construction?
When building a home, whether sustainable or not, there are several fixed elements to consider. Think of the structural construction, technical installations, finishes and, of course, the land itself. With a sustainable home, there are also additional choices that can make a difference:
Bio based insulation materials or materials with a high R value
The shape of the home and number of floors
Reusable or demountable building components
Energy efficient technologies such as heat pumps, ventilation systems and solar panels
Compact building designs with low energy losses
For a fully finished sustainable home, you can currently expect a price of between €1,650 and €2,300 per m² (excluding VAT). And by fully finished, we really mean fully finished: including flooring, interior doors, skirting boards and all technical installations. No unpleasant surprises afterwards.

Sustainable construction: more expensive or actually more affordable?
Although sustainable choices can sometimes appear more expensive initially, they often result in a lower total cost of ownership. A slow, traditional construction process using less sustainable materials may seem cheaper at first, but it can involve risks in terms of comfort, maintenance and hidden costs.
All CIRCL homes offer you, as a customer, the benefits of lower energy costs, longer lasting materials, better indoor air quality and a higher resale value. In the long term, these benefits make sustainable homes significantly more cost effective.

Conclusion: being well informed from the start pays off
Sustainable construction requires a well considered approach, but it does not have to be an unaffordable dream. By making smart choices in design, materials and technologies, you can build a home within a realistic budget that is ready for the future.
