The price of a CIRCL home is almost entirely all-inclusive. This includes the foundations, structural work, technical installations, complete interior finishing (kitchen, bathroom, flooring), the EPB file, the blower door test and all official inspections. Not included are the architect's fee and the connection costs for utilities. This allows you to build with maximum financial security and without unexpected costs.
Is a CIRCL home built entirely to order?
Yes. Every CIRCL home is custom-made, fully adapted to your plot and personal living requirements. Thanks to a well-thought-out prefab system, CIRCL combines architectural freedom with extremely fast execution. Flat or sloping roofs and open, semi-open or closed structures are all possible.
What does building with CIRCL cost per square metre?
Building with CIRCL costs around €1,750 per m² (excluding VAT), depending on the desired finishes and the complexity of the project. You retain complete freedom to choose both the interior and exterior finishes for your home in the showrooms of our specialist partners, such as Janssens en zonen and DESCO. While we have selected the construction materials to offer the highest quality guarantees, the design, layout and aesthetic finish of your kitchen, bathroom and floors remain 100% customised. Our team of architects and interior designers is also on hand to advise you on making the right choices for your dream home.
What is the difference between CIRCL and traditional construction?
CIRCL builds with everything fully prepared, whereas in traditional construction many decisions are only made on site. At CIRCL, the design, techniques and implementation are worked out digitally in advance. This ensures a fixed price, a short construction time and no unexpected additional costs, whereas traditional construction often struggles with delays and improvisation.
How can CIRCL build a house in just 12 weeks?
CIRCL builds faster because the home is largely prefabricated off-site in a controlled factory environment. Only the assembly and final finishing take place on site. Thanks to this digital preparation and standardisation, the actual construction time for a reference home is only 12 weeks.
What does prefabricated and modular construction mean at CIRCL?
Prefabricated and modular construction means that the walls, floors and technical modules are manufactured in advance at the factory and assembled on site as a high-quality construction kit. Does a CIRCL home have more net living space?

Are solar panels provided as standard?
Yes. Solar panels are included as standard in every CIRCL home. They are an integral part of our energy-neutral concept and ensure significantly lower energy bills from day one.
What heating system does CIRCL use?
CIRCL uses a geothermal heat pump in combination with underfloor heating as standard. This system provides extremely efficient heating, passive cooling in summer and a constant level of comfort, without the need for visible appliances or ventilation boxes in the home.
Is building with CIRCL environmentally responsible?

Can I also purchase a CIRCL home as a shell (wind and watertight)?
Yes, at CIRCL, it is possible to purchase a shell house, which we deliver wind and watertight, including the façade cladding and all technical installations. With this option, you are entirely responsible for the interior finishing, after we have put in place the complex structure and technical systems in a well-designed package. Although we focus on ready-to-move-in houses, we offer the necessary flexibility to builders who prefer to complete certain rooms or the entire finish themselves.
What does circular construction actually mean for my home?
Circular construction means that a CIRCL home consists of demountable and adaptable elements. This makes maintenance easier, future modifications more efficient and significantly reduces the total life cycle cost of your home.

How much deposit do I pay at CIRCL?
At CIRCL, you pay 0% deposit. You only start paying once the work has actually commenced. Each payment is then made exclusively according to the actual progress of the work, in full compliance with the Breyne Act. This limits your financial risk to the absolute minimum.
What exactly does the Breyne Act entail?
